What is EMI?

EMI (Equated Monthly Instalment) is the fixed amount you pay your lender every month until the loan is fully repaid. Each EMI has two parts: interest on the outstanding balance, and principal repayment. In the early years most of the EMI goes towards interest; as the balance falls, a larger share goes towards principal.

How is EMI calculated?

EMI = P × r × (1 + r)n / ((1 + r)n − 1)
  • P – loan amount (principal), including any interest capitalised during a moratorium
  • r – monthly interest rate (annual rate ÷ 12 ÷ 100)
  • n – tenure in months

Example: for a loan of ₹10,00,000 at 10% per year for 10 years, r = 0.00833 and n = 120, giving an EMI of about ₹13,215 and total interest of about ₹5,85,809.

Disbursement date and moratorium

Interest starts from the day the loan is disbursed, but your first EMI normally covers only the month before it is due. Any gap longer than that is a moratorium (also called a broken period or EMI holiday). This calculator works out interest for that gap on the actual number of days and lets you choose how it is handled:

  • Add to loan (capitalised): the interest is added to your balance at monthly rests, so your EMI is calculated on a higher amount. This is common for education loans and EMI holidays.
  • Pay monthly (pre-EMI): you pay only the interest each month until EMIs begin. This is common for home loans on under-construction property.

How to use this EMI calculator

  1. Pick the loan type: home, personal or car.
  2. Enter the loan amount, interest rate and tenure, or drag the sliders.
  3. Enter the disbursement date and the first EMI date. If there is a moratorium, choose how its interest is handled.
  4. Your EMI, total interest and total payment update instantly, along with the full repayment schedule.

Frequently asked questions

Does a longer tenure reduce my EMI?

Yes, a longer tenure lowers the monthly EMI, but you pay considerably more interest over the life of the loan.

Is interest charged during a moratorium period?

Yes. Interest keeps accruing from the disbursement date. Either you pay it monthly as pre-EMI interest, or it is added to your loan and you pay interest on it for the rest of the tenure.

Is pre-EMI or capitalised moratorium interest cheaper?

Paying pre-EMI interest is usually cheaper overall, because capitalised interest becomes part of the principal and itself attracts interest for the full tenure.

Is the EMI the same every month?

For a fixed-rate loan, yes. For a floating-rate loan, the EMI or the tenure can change when the lender revises the interest rate.

How can I reduce total interest?

Choose a shorter tenure if you can afford a higher EMI, keep any moratorium short, make part-prepayments when possible, and compare interest rates across lenders before borrowing.

Are the results from this calculator exact?

They are accurate estimates based on the standard reducing-balance method. Your lender’s figures may differ slightly due to processing fees, rounding, or its own day-count convention.
